How the registration process works, what to verify, and how to avoid unverified pricing claims for unreleased communities.

1. Register early and directly

Registration is how official information reaches buyers first. It costs nothing and creates no obligation, but it puts you on the list when the builder issues plans, pricing and launch details.

2. Be skeptical of unreleased numbers

If a site publishes exact prices, floor plans or deposit structures for a community the builder hasn't released, treat those numbers as unverified. We publish only what Mattamy has confirmed.

3. Understand your cooling-off rights

Ontario provides statutory rescission rights for certain new home purchases. Review the specifics with your own lawyer before signing anything, and have a real estate lawyer read the agreement of purchase and sale.

4. Confirm financing early

Deposit schedules for new construction differ from resale. Speak with a mortgage professional about both the deposit timeline and your qualification at closing, which may be years after signing.

5. Ask about taxes and rebates

HST treatment and any federal or provincial relief programs depend on the property, the purchaser and how the home will be used. Eligibility must be confirmed with the builder, your lawyer and the CRA — it is not a project-specific incentive.
